TERMS & CONDITIONS

General
1. We have taken care to provide accurate information, however changes can occur. All descriptions written or oral, are given in good faith; we cannot be held liable for them.
2. When you make a booking, you warrant that you are over 21 years old, and accept full responsibility for all persons who will use the property during the period booked.
3. We reserve the right to terminate a booking at any time if these conditions are not met in full.
Occupancy
4. Unless otherwise firmly agreed between ourselves, your booking starts at or after 4:00 pm on a date of arrival, and ends at 10:00 am the date of departure.
5. The maximum occupancy for the villa is the number of people advertised on the Advert plus 2 non-toddling babies (aged 0 to 2).
6. The booking is accepted on the condition that it is for the persons named on the booking form only, and is dependent on the presence of the person who made the booking. The villa, its garden, pool or communal pools and other amenities are solely for the use of these persons.
7. Your booking must be for holiday purposes only. The property must not be used for business purposes or for large or noisy gatherings/parties.
8. You agree to be responsible for the property and its contents, to take all reasonable care of it, to remove all rubbish and leave the property in a clean and tidy condition at the end of your stay.
9. You agree not to act, or to prevent anyone in your group from acting, in any way which would cause disturbance to residents in nearby properties.
10. You agree to provide your own beach towels not to take the villa's towels out of the house. Some villas have beach towels available – please check.
11. No pets are allowed (except by prior written permission).
Bookings
12. Provisional bookings can be made by telephone or e-mail but are not confirmed or binding until the deposit is paid/cleared, and the completed booking form returned to us.
Deposit
13. If your booking is initiated within eight weeks of the date you make your booking, you are required to pay the total price immediately.
14. You are otherwise required to pay a non-refundable deposit of 25% of the cost of the holiday.
Balance
15. Once your booking is confirmed, the 75% balance for whole fee becomes due on the date preceding the booking start date by 8 weeks.
Payment
16. All payments must made by transfer, in the agreed currency, to the account specified using the IBAN
and/or BIC codes given for maximum expediency, and must clear promptly. All payments must arrive as charged, ie: exclusive of sender bank charges, costs or commissions
Insurance
18. The booking is accepted on the condition that comprehensive insurance is arranged by you, ie: for the health and accident recovery needs of everyone in your group, cancellation cover, travel, public liability, property loss or damage, etc.
19. We shall not be responsible for any loss, or damage to any belongings, or injuries sustained by you or any member of your group.
20. We shall not be liable for the effect of influences beyond our control: adverse weather, riot, war, strikes, acts of god, etc.
Loss, damage, extensive soiling
21. Any damage, breakages, breakdowns or failures must be reported to us as soon as possible.
22. You agree to be liable for the cost of all loss, damage or extensive cleaning arising from any deliberate or negligent act or omission by yourself or persons accompanying you as a group.
23. Minor damages or breakages will not normally be charged for.
24. A security deposit of £175 or 200 euro is required with your final payment and returned to you upon within a week of your departure either in full, if no reparatory costs are deemed necessary, or in part, should some costs arise.
25. Should the security deposit not be sufficent with respect to loss/damage caused, you agree to make good on payment of any further reparatory costs charged to you.
Access
26. You may, at any time during your stay, be visited by staff who have access to the grounds for regular pool cleaning, gardening or occasional maintenance. There will be no need for you to stay in or even acknowledge these visitors' presence.
Cancellation
27. We retain the right to re-market any cancelled bookings.
28. Notice of cancellation must be advised by telephone and confirmed in writing.
29. If a cancellation is made longer than 8 weeks previous to your booking, any balance paid in advance is fully refunded, but your deposit is not.
30. The balance on confirmed bookings becomes due 8 weeks prior to the stay and remains due after that date until paid, even if a cancellation is made.
31. A failure to pay the balance on time, or to remain contactable when it is due, may eventually lead us to assume you are cancelling. You are responsible for preventing this from happening and will remain liable for the balance on the booking if it does, regardless of whether the booking is still available to you. Concession on this may be made, entirely at our discretion. This will depend largely on whether last minute re-letting is achieved and on the discounts or costs necessary to achieve this.
Assurance
33. We undertake to maintain the property and its contents in a good, safe and clean condition. The property will be thoroughly cleaned and checked before your stay. Beds will be made up before you arrive and changed weekly. Keys to both front and back doors will be supplied.
34. We will be on local standby 24/7 during your stay for any emergencies in our control
The rental price of your booking includes:
35. Customer welcome and 24hr management standby; full cleaning between lets; weekly bed and bath linen; electricity, hot and cold water, garden maintenance, pool servicing; full directions to the villa, essential contacts and information.
The rental price of your booking does not include:
36. Beach towels (unless requested); use of air-conditioning, baby cots, high chairs, baby gates and beach equipment (all of which can be hired and are charged for separately - please request before arrival); the cost of collecting any items left at the villa (which will be kept securely by us); the costs of any extensive cleaning, loss (ie keys) or damage to the property during your stay; car hire; flight; pick-up from/to airport.
